House prices in the Ardennes rise sharply amid renewed demand from Flemish buyers

The price of a house in Belgium’s Ardennes region has risen by more than 13 per cent in the past year, driven in part by renewed interest from Flemish buyers, according to figures from local solicitors. The median price now stands at 216,000 euros, a near 25 per cent increase since 2021.
The Ardennes, known for its peaceful landscapes and green surroundings, saw a surge in second-home purchases during the Covid-19 pandemic. Prices jumped by around 20 per cent in 2021, fueled by demand from city dwellers seeking countryside retreats.
Following that period, demand cooled, but the first half of 2025 has seen a revival. Purchases increased by more than 15 per cent compared to the same period in previous years.
“The market for second homes is experiencing a revival, both on the coast and in the Ardennes,” said notary Bart van Opstal. He notes that limited supply in the region, combined with growing demand, is accelerating price increases.
Flemish buyers were responsible for 15 per cent of property transactions in the Ardennes in the first six months of 2025, while buyers from Brussels accounted for 5.2 per cent.
Certain municipalities were particularly popular with Flemish residents. In Vresse-sur-Semois, for example, almost 38 per cent of purchases were made by buyers from Flanders.
